Real estate: what AI is really doing

Checked 24 Sept 2026 · newest receipt 3 Sept 2026 · 6 shifts · 13 companies · every fact sourced

Brief me in 2 minutes

AI in Real estate.

AI in property is real where it reads documents and answers phones: leasing calls, lease abstraction, mortgage document review and property-tax appeals now run through AI first with a human checking the output. It is still mostly demo where it touches physical work or actual deal decisions: operator-less excavators, autonomous underwriting, and single-workspace agent tools are launches and pilots, not yet paid-for-at-scale habits. JLL's own survey of the industry found 92% of firms piloting AI and only 5% saying they'd hit all their AI goals, which is the honest state of the sector in one number.

The game: we show you 6 things happening. You call each one real now, early or mostly hype. Then the receipts.

The scary part

What happens to jobs in Real estate

What AI is already taking:

  • Answering leasing calls, texts and emails, booking tours and logging maintenance requests TechFundingNews ↗
  • First-pass review of mortgage borrower documents and flagging conditions an underwriter would question HousingWire ↗
  • Extracting lease terms and populating CRE financial models from offering documents Kolena ↗
  • Drafting a ready-to-file property tax appeal packet with filing instructions and supporting valuation data HousingWire ↗

What stays human:

Every receipt in this briefing describes AI handing off once a request gets non-standard, a maintenance emergency, an unusual bank deposit, a lease amendment nobody's seen before, a county appeal that gets contested. Signing off on money, a lease, or a construction crew's safety still needs a named human, because none of these companies claim otherwise in their own materials.

Get better · 15 minutes

Being fast and skeptical at checking AI's extracted numbers against the source document, the exact skill Kolena and Prophia built their citation-linking features around, matters more now than being fast at extracting those numbers by hand.

Try this this week:

Pick one AI leasing tool with public access, Showdigs or EliseAI both publish demo material, and feed it one deliberately odd request, like a mid-lease sublet question. Read the transcript end to end and find the exact sentence where it escalates to a human; that sentence is the real boundary of what shipped in 2026, not the marketing page.

Your move

If you're building

Leasing and resident-communication AI is now crowded, EliseAI, Showdigs and Haven are all fighting over the same 'answer the phone at 2am' wedge. The open space is building operations and portfolio-level tasks JLL flagged as priorities, energy management and continuous portfolio monitoring, where almost nobody has shipped a named product yet.

If you're investing

Watch for a named enterprise customer citing a specific, audited number, that is what separates EliseAI's Equity Residential payroll figure from a launch press release. The red flag is a pitch that leads with 'AI operating system' or 'AI-native' and backs it with a waitlist instead of a customer quote, Breezy and RealtyAds both look like that for now.

If you work in it

If you run leasing or property management, test an AI agent on your worst-performing segment specifically, cold leads that already convert at single digits, the way Showdigs benchmarked its own tool, rather than your best-performing channel where a human is already doing fine.

If you're upskilling

The valuable skill is no longer manual lease abstraction or manual document review, it's auditing AI's extraction fast and catching what it got wrong. Every serious platform in this sector, Kolena and Copperlane included, was built around a human checking a citation-linked AI output; get good at that check, not at doing the extraction by hand.

Done. That was the whole industry.

What's actually changing

  1. 1

Leasing and resident calls move to voice AI agents that never sleep

How it works. Multifamily and single-family property managers now route phone, text and email leasing inquiries through AI agents that qualify prospects, book tours against real calendar availability, log maintenance requests and write back into the property management system, escalating to a human only when the conversation gets complicated.

Why it matters. A missed call used to mean a lost lease; landlords are now citing seven-figure payroll savings and faster tour bookings from letting AI answer at 2am instead of a human the next morning.

What's overstatedVendors market these as full 'AI leasing agents' running the whole job. What is actually shipping is triage and scheduling; the sources themselves describe hand-offs to humans once a request gets non-standard.

EliseAI's AI assistants answer prospective tenants by text, email, and phone, book apartment tours, and log maintenance requests. TechFundingNews, 18 Aug 2026 ↗
    • Showdigs' 2026 platform data shows AI cutting the time it takes a lead to book a tour compared with a human property manager. nearly 4 days sooner Showdigs, 1 Sept 2026 ↗
  2. 2

Lease abstraction and CRE underwriting get read by AI first, humans check the flags

How it works. AI-native platforms extract terms from leases and offering documents straight into financial models, with every extracted number linked back to the source page and line, cutting a document-heavy CRE workflow from hours to minutes so an analyst reviews and confirms rather than retypes.

Why it matters. Firms can screen more deals per analyst and turn around a lease review in minutes, but the same industry survey that celebrates this shows almost nobody has finished rolling AI out past the pilot stage.

What's overstated"AI underwriting" sounds like a machine deciding whether to buy a building. What is live now is document extraction and math; the buy, sell or lend decision still sits with a person.

    • Real Capital Solutions used Kolena's platform on a 150-tenant mall acquisition and cut internal lease review time by 85%. Internal review time dropped from two hours per lease to roughly seventeen minutes — an 85% reduction Kolena, 3 Sept 2026 ↗
    • 92% of CRE occupiers are piloting AI. 92% of occupiers are also running corporate real estate AI pilots. JLL / PR Newswire, 28 Oct 2025 ↗
    • Only 5% of CRE occupiers report having achieved all their AI program goals. only 5% report having achieved all their program goals; 47% have achieved two to three goals. JLL / PR Newswire, 28 Oct 2025 ↗
  3. 3

Mortgage shops get an AI loan officer that reads your bank statement before a human does

How it works. AI agents sitting inside mortgage origination now scan borrower bank statements and documents, flag conditions an underwriter would question, and draft explanation letters back to the borrower, while AI-native lenders use the same document-reading stack to process files at a scale traditional loan officer teams could not match.

Why it matters. Document review is the slowest, most manual part of getting a mortgage approved; automating the first pass changes how many files one loan officer can carry.

What's overstatedThese tools still route anything unusual to a licensed human, and a seed-stage "AI loan officer" product with a handful of months in market is not yet proof that AI underwrites mortgages end to end.

    CopperlaneNesto

    2 receipts
    • Copperlane's AI agent Penny scans bank statements and flags underwriting conditions before a human loan officer reviews the file. Penny can scan bank statements for large deposits that fall outside expected income, identify other conditions an underwriter is likely to question and proactively contact the borrower for clarification. HousingWire, 12 June 2026 ↗
    • Nesto raised a CAD $302M Series E at a CAD $1.47B valuation to expand its AI-powered mortgage platform. I think in the AI world today, when you have the … deep knowledge, expertise in a specific vertical, and you marry that with technology and AI solutions, this is where you can make magic happen. BetaKit, 10 June 2026 ↗

Property tax appeals and photo-based valuation get automated end to end

How it works. Ownwell's AI reads county assessor data and comparable sales to generate a ready-to-file property tax appeal packet nationwide, while Clear Capital's acquisition of computer-vision startup Restb.ai puts AI photo analysis of listing images directly into appraisal and valuation workflows.

Why it matters. Two previously manual, paperwork-heavy niches, tax appeals and photo-based condition review, are being folded into software with actual paying users rather than pilots.

What's overstatedThe appeal still gets filed by a company and decided by a county government; "automated" describes the packet, not the outcome, and the valuation acquisition is one month old with no results reported yet.

Physical AI reaches the jobsite: retrofitted equipment and autonomous excavators

How it works. Xpanner retrofits construction equipment contractors already own with robotics and AI perception, sold as a subscription rather than new hardware, while Bedrock Robotics is building toward fully operator-less excavators and is testing autonomous systems with general contractors ahead of its first commercial deployments.

Why it matters. Construction has one of real estate's worst labor shortages; automating equipment operation, if it works, changes contractor costs and safety numbers, not just software line items.

What's overstated"Operator-less" is the stated goal, not the current state. Bedrock itself frames 2026 as the year of its first deployments, and Xpanner's own pitch is that it is not replacing machines or crews, only augmenting what is already on site.

    • Bedrock Robotics raised a $270M Series B at a $1.75B valuation and is targeting its first fully operator-less excavator deployments with customers in 2026. The speed and scale of what's coming into this region is unlike anything we've seen before—automotive, aerospace, AI infrastructure—and these projects don't wait. What Bedrock is building will multiply what our crews are capable of. PR Newswire, 4 Feb 2026 ↗

Brokerage tools bundle into a single AI workspace

How it works. New entrants and retooled incumbents are consolidating an agent's or leasing broker's scattered tools, comps, CRM, marketing and deal tracking, into one AI-run workspace that auto-drafts materials and flags which prospects are actually engaging with a listing in real time.

Why it matters. Distribution and attention, not spreadsheet math, is where individual agents and leasing brokers spend most of their day; whichever workspace wins that habit also captures the relationship data sitting on top of it.

What's overstatedBoth companies describe the AI as surfacing information for a human to act on, not closing anything itself, and one of them was still on an early-access waitlist at launch rather than in broad production.
